Mortgage Loan 抵押贷款

A mortgage loan is a secured loan in which a borrower pledges real estate property as collateral to obtain financing from a lender. This type of loan is most commonly used to purchase residential or commercial property. The lender retains a legal claim to the property until the loan is fully repaid, including principal and interest. 抵押贷款是一种有担保贷款形式,借款人以不动产作为抵押向贷款机构申请融资。此类贷款主要用于购买住宅或商业地产。贷款机构在贷款未全部偿还(包括本金和利息)前,依法对该抵押物业保有担保权益。抵押贷款通常具有长期还款期限,可采用固定或浮动利率,并受相关金融监管规定的约束。借款人的信用状况、房产评估价值及收入水平是贷款审批过程中的关键考量因素。
